These Terms and Conditions (“Terms”) apply to all bookings and use of the Ommaroo Hotel website (“Site”). By making a reservation or using our Site, you agree to these Terms.
1. About Us

2. Bookings
All bookings are subject to availability and acceptance by us.
When you make a reservation, you agree that:
• the details you provide are accurate and complete
• you are authorised to make the booking
• you will comply with these Terms.
We reserve the right to refuse or cancel bookings where necessary.
3. Prices & Payment
• All prices are quoted in GBP and include GST where applicable
• Payment terms (deposit or full payment) will be shown at the time of booking
• We reserve the right to correct pricing errors.
4. Cancellation & No-shows
Cancellation terms vary depending on the rate selected at the time of booking and will be clearly displayed during the booking process.
Unless otherwise stated:
• cancellations made within the specified period may incur a charge
• failure to arrive (“no-show”) may result in the full stay being charged.
5. Check-in & Check-out
• Check-in: from 15.00pm
• Check-out: by 10.30am
Early check-in and late check-out are subject to availability and may incur additional charges.
6. Occupancy
Room occupancy limits must be respected as stated at the time of booking.
We reserve the right to:
• refuse additional guests not included in the booking
• adjust room allocation if required.
7. Guest Responsibilities
Guests agree to:
• behave in a reasonable and respectful manner
• comply with all health, safety and fire regulations
• not smoke inside the Hotel (including e-cigarettes), except in designated areas.
We reserve the right to:
• refuse service or terminate a stay if behaviour is unacceptable
• charge for damage, excessive cleaning or missing items.
8. Damage & Loss
Guests are responsible for any damage caused to hotel property during their stay.
We reserve the right to charge for:
• repairs
• replacement of items
• specialist cleaning.
9. Travel & Third-Party Services
Where travel or other services are arranged through third parties (e.g. online travel agents or tour operators), those services are subject to the third party’s terms and conditions.
We are not responsible for third-party services.
10. Website Use
All content on this Site is owned by or licensed to the Ommaroo Hotel Limited and is protected by copyright.
You may use the Site for personal, non-commercial purposes only.
11. Privacy
We process personal data in accordance with the Data Protection (Jersey) Law 2018.

12. Liability
Nothing in these Terms excludes or limits liability for:
• death or personal injury caused by negligence
• fraud or fraudulent misrepresentation.
Subject to the above, we are not liable for:
• indirect or consequential losses
• events beyond our reasonable control.
Our total liability shall be limited to the value of your booking.
13. Force Majeure
We are not liable for failure to perform our obligations where this is due to events beyond our reasonable control, including but not limited to:
• natural disasters
• pandemics
• government restrictions
• transport disruptions.
14. Lost Property
We will make reasonable efforts to return lost items.
However:
• we accept no liability for loss or damage
• postage costs may apply
• unclaimed items may be disposed of after a reasonable period.

Our Site may contain links to third-party websites. We are not responsible for their content or policies.
16. Changes to These Terms
We may update these Terms from time to time. The latest version will always be available on our website.
17. Governing Law
These Terms are governed by the laws of Jersey.
Any disputes will be subject to the jurisdiction of the Jersey courts.
